A warning sign is a reason to investigate
Missing shingles, recurring leaks, visible wear or damaged flashing justify a closer look. No single observation proves that every roof must be replaced. Document where you notice changes and when they first appeared, without climbing onto the roof.
Start with the extent of the problem
A localized damaged detail may suit a focused repair. Problems spread across several areas may justify comparing replacement. Ask whether the proposed repair addresses the likely entry point and what deterioration will remain outside the repair boundary.
Consider the materials beneath the shingles
Visible shingles do not establish the condition of the deck or underlayment. Access and weather can limit inspection. Ask what remains concealed and how further damage will be handled if discovered during work.
Check roof connections before blaming age
Leaks near chimneys, walls or vents can involve flashing or adjacent masonry. A new field of shingles alone may not fix an unresolved connection. Roof and chimney conditions should be considered together when staining appears near the chimney.
Ask for the reasoning behind each option
A useful recommendation explains observations, alternatives and limitations. If you compare repair and replacement proposals, compare written scopes and remaining risks as well as totals. For an immediate safety issue, prioritize emergency help rather than a long-term purchasing decision.
Your preparation checklist
- Safe photos and dates of visible changes
- Locations and timing of leaks
- Known age, material and previous repairs
- Repair boundaries and remaining limitations
- Reason replacement is being recommended
- Hidden-condition approval process
